Big news out of Fayetteville: The Marshall, a luxury student housing community just steps from the University of Arkansas sold for a jaw dropping $92 million for 226 units. That’s $407,000 per unit! if that doesn’t make you sit up, let me explain what it really means.

Yes, you read that right. Student housing once considered a niche play just traded hands at numbers that rival luxury condos in major metros. Why? Because Fayetteville, anchored by the University of Arkansas, is experiencing explosive demand for housing. Students need beds, investors need yield, and developers are realizing that NWA’s growth trajectory is unlike anywhere else in the country.

Northwest Arkansas is no longer a market you watch from the sidelines. It’s a market you play in. Investors are treating Fayetteville the way they treat New York, Miami, or Austin because the demand here is undeniable.
